The Forces Help to Buy (FHTB) scheme is one of the best financial perks available to serving personnel in the UK military. It gives you up to £25,000 interest-free to help cover the cost of buying a home — but like any scheme, it comes with its own rules and risks.

Over the years, I’ve helped lots of service clients use FHTB successfully. But I’ve also seen some common mistakes that can slow things down or cause unnecessary stress.

1. Leaving It Too Late to Apply

Mistake: Waiting until the last minute to start the FHTB application process.

Why it matters: The FHTB process runs through JPA (Joint Personnel Administration), which can involve delays, especially if forms aren’t completed correctly. Plus, your mortgage offer and property timeline may not wait.

How to avoid it:

  • Start early — ideally as soon as you begin your property search
  • Get documents and approvals lined up before making an offer
  • Speak to a broker who can guide you through the steps

2. Assuming All Lenders Accept FHTB

Mistake: Choosing a lender that doesn’t support Forces Help to Buy or doesn’t understand how it works.

How to avoid it:

  • Use a mortgage adviser with FHTB experience
  • Work with lenders known to accept the scheme
  • Ensure your full funding plan (FHTB + savings + income) is clearly explained

3. Using the Full £25,000 Without Thinking Long-Term

Mistake: Borrowing the full amount just because you can — without considering affordability or future plans.

Why it matters: Even though it’s interest-free, the loan comes with monthly repayments over 10 years, deducted from your salary.

How to avoid it:

  • Borrow only what you need
  • Run the numbers with your adviser to check how repayments fit into your budget
  • Consider using part of the loan for fees or to reduce your mortgage size, not just the deposit

4. Not Getting Consent to Let If You Move

Mistake: Buying with FHTB, then getting posted and renting out the property without telling your lender.

Why it matters: Letting your home without permission can breach your mortgage terms — and create legal or financial issues.

How to avoid it:

  • Always notify your lender if your living situation changes
  • Apply for Consent to Let if needed
  • Work with a broker who can manage the paperwork

5. Thinking It’s Just for First-Time Buyers

Mistake: Assuming you can’t use FHTB if you’ve owned property before.

Why it matters: FHTB isn’t limited to first-time buyers — you can use it when moving to a new home (especially if it’s for service reasons).

How to avoid it:

  • Check eligibility even if you’ve bought before
  • Use it strategically when relocating or upsizing
