If you’re a serving member of the British Armed Forces — whether in the Army, Navy, RAF, or Marines — navigating the mortgage market can feel like stepping into another world. Frequent postings, unique income structures, and a mobile lifestyle can all make buying a home feel more complex than it should be.

But with the right support and a clear strategy, getting a mortgage while serving is entirely possible — and often a smart financial move.

I’m Ollie Cleverly, a mortgage adviser at Connect Mortgage Services and a former RAF serviceman. I’ve helped dozens of forces clients across the UK buy their first home, move closer to family, or start building wealth through property. This guide covers what you need to know to do the same.

What Makes Military Mortgages Different?

Being in the military brings a few unique challenges and opportunities when applying for a mortgage:

  • Frequent relocations can affect how lenders view stability
  • Base pay, allowances and benefits may be treated differently by some banks
  • Your credit file might be patchy due to frequent moves
  • You might be eligible for the Forces Help to Buy scheme — a major advantage

Understanding how these factors work — and working with an adviser who gets it — can make a big difference.

Ollie says: “I’ve had clients worry they’d never get a mortgage because they move every two years. But once you know how lenders assess military applicants, the path gets a lot clearer.”

Forces Help to Buy: Your Biggest Advantage

If you’re still serving, the Forces Help to Buy (FHTB) scheme is a game-changer. It lets you borrow up to £25,000 interest-free for:

  • Deposits
  • Legal fees
  • Other buying costs

You repay it over 10 years through your salary. It’s available to most regular personnel with at least 2 years of service and 6+ months left to serve.

Benefits of FHTB:

  • Helps overcome deposit barriers
  • Doesn’t affect your credit rating
  • Can be used for first homes or relocations

We’ve written a full guide to FHTB if you want to dive deeper.

Can You Get a Mortgage While Serving?

Yes. Most lenders accept applications from serving personnel, though some are more military-friendly than others.

Key factors that help:

  • Stable income with payslips or a contract
  • Clean credit file, or at least an explanation for any gaps
  • A clear plan for the property (e.g. home for you, family base, future rental)

Some lenders even offer enhanced affordability for military personnel, counting certain allowances as income.

What If You Get Posted?

This is one of the biggest concerns for buyers in the forces. If you’re posted after buying:

  • You can usually apply for Consent to Let (to rent your home temporarily)
  • Some lenders have special policies for military postings
  • You don’t have to sell — your home can become a long-term asset

Having a flexible mortgage adviser can help you build a plan that adapts if your situation changes.

Tips for Buying While in the Military

  • Start early — especially with FHTB, as JPA approvals take time
  • Use a broker who understands military life — not just general lending
  • Check your credit score and update all your addresses
  • Talk to your chain of command if you need support with paperwork
  • Budget for changes — including deployments, partner job changes, and potential future moves

Ollie adds: “We’ve helped clients buy in their 20s while single and later turn that home into a family base or rental. The key is flexibility and forward planning.”

Real-Life Example

A young Army medic, based in Wiltshire, used FHTB to cover a £20,000 deposit on a £200,000 flat. With a modest income and clean credit, they qualified for a mortgage from a forces-friendly lender. Two years later, they’re posted to Scotland — and receive Consent to Let, turning the property into a rental while they serve elsewhere.

This is a typical path — and one that builds long-term security.
